Property Management All properties will receive the following services: - Flyers at property (when accessible); Black and White only
- Yard sign at the property (when allowed by community)
Electronic listing exposure in: o Multiple Listing Service o Google (updated every 14 days) o Craigslist (updated weekly) o Back page (updated weekly) o Listed on Realtor.com o Virtual Tour o Individual property webpage o Listing information emailed to database of past and current rental clientele o Features listing on website for a minimum of two weeks o Weekly syndication in the following sites: 
· Lockbox accessibility – all of our listings are on lockbox so the they are easily shown by all residential realtors in the Northeast Florida market allowing us to use the entire real estate workforce, not just those within our firm. Full-service Property Management: Shoe Realty will offer full-service property management as follows: - Advertisement of the premises or any part thereof for rent, display signs thereon, and rent the same; sign, renew and/or cancel leases for premises or any part thereof, with express authority in the Agent to sign leases for terms not in excess of one year; institute actions to evict tenants and recover possession.
- Collect rents due or to become due and give receipts.
- Make or cause to be made and supervise repairs to the premises; to purchase supplies and pay all bills. The Agent agrees to secure the approval of an owner on all expenditures in excess of $200.00 for any one item, except monthly recurring operating expenses, and/or emergency repairs in excess of the maximum, if in the opinion of the Agent, such repairs are necessary to protect the property from damage or to maintain services to the tenants. Note: Tenant is required to pay the first $25 for most repairs
- For advertising, procuring a tenant, and executing a lease, 25% of the first month’s rent
- For management, 10% of the gross amount of money received monthly from the operation of said premises during the period of the contract between the Agent and the owner.
- For collection and enforcement actions no charge will be made other than for management, as stated previously. Collection fees and late payment penalties shall be levied against the tenant and retained by the Agent. Agent will split late fees collected with the owner at a rate of 50% of said fees. If such fees are determined to be uncollectible, said fees shall not be charged to the owner.
- In the event of sale to a tenant procured by the agent, a 3% commission based upon the sale price of the property will be due to the agent.
Multiple Property Plans Shoe Realty (Agent) will offer property management discounts to owners with multiple properties being managed by our company. Discounts are as follows: Number of Units being Managed | % of gross rental receipts monthly | 1-4 | 10.0% | 5-8 | 9.5% | 9-12 | 9.0% | 13-14 | 8.5% | 15+ | 8.0% |
Note: Owner’s will receive a 0.25% discount on the monthly property management charge when the home has an active home warranty Tenant Procurement Shoe Realty (Agent) will offer tenant procurement as follows: 50% to 70% of first month’s rent Agent will handle all credit checks, previous rental history verification; tenants who meet rental requirements of Agent will be approved - Agent will provide credit score and background information to owner with check for net of first month’s rent
- All tenant fees will belong to Agent (ie. Application fees, etc.)
- Monies
- Agent will collect 1st month’s rent and forward to owner after removal of any fees due the Agent
- Tenant will pay all future rents to owner directly
- Deposits will be the responsibility of the owner
- Properly held in escrow account for tenant, with proper disclosures to tenant
Rental contract will be executed by Agent and forwarded to owner for record keeping purposes Evictions The costs of evicting a tenant will be the sole responsibility of the owner. The eviction process will not commence until all applicable fees are paid to the agent. The agent will contact the attorney and relay the applicable fees to begin this process. |
