Shoe Realty & Management, Inc Rental Policy Please read this criteria in its entirety Rental Process and Application Disclosure We are pledged to the letter and sprit of the U.S. Policy for the Achievement of Equal Housing Opportunity throughout the Nation. We encourage and support a program in which there are no barriers to obtaining housing because of Race, Color, Religion, Sex, Handicap, Familial Status, or National Origin Shoe Realty & Management, Inc is the management agent for many separate property owners; therefore, policies at each property may vary depending on the particular owner’s preference and will be disclosed on the individual property lease. Application Processing and Time Frame: · Application processing normally takes 24- 48 hours. In some cases approval of homeowner associations, condo associations, homeowners or unforeseen circumstances may require some applications to take longer. · If you plan to apply there is a $50.00 per adult (18 years of age or older), $40.00 per military personal, or $80.00 per married couple processing fee that is non refundable. This amount must be paid prior to the processing of any application. This fee can be paid via, cashier check, money order, or PayPal. Some homeowner and Condominium Associations may require a separate application and fees. If this is required you must also apply separately to those homeowner or condominium associations and remit whatever other application/process fees may be required. · Your application must accompany identification such as a copy of your drivers license, state issued id or military id and your social security card. Income Requirements: Applicant or Applicants and Spouse combined income must be (2 1/2) times the monthly rent amount. Income amounts must be verified in writing, by providing a recent pay stub. If applicant is self employed, then the most recent tax returns or statement for CPA must be provided. Supplemental Income: All supplemental income must be verified in writing. Rental History: Applicant must have 24 or more month’s verifiable rental/mortgage history during the past three years with a maximum of (2) late pays/NSF during the last 12 months. Applicant must have no lease violations requiring legal notice Credit History: Applicant must have a satisfactory credit rating report obtained form major credit bureau with a beacon score of 600 or better. Beacon scores from 500 – 575 will require double security deposit. Beacon scores from 576 – 599 will require 1 ½ of security deposit. Beacon scores under 500 will require a co-signer. In addition to the above criteria, applicant must meet additional requirements or application will be denied. Our company policy is to report failure to pay rents, or any amount to the credit bureau & collection agency. In the event you owe Shoe Realty & Management, Inc. any NSF fees, late fees, damages, rent, release fees, lock change fees, etc. after the security deposit has been applied to past due amounts and paid to owner any remaining balance will be reported to our collection agency. The costs associated with the collection efforts are typically 50% of the total amount due and will be charged against your account as well. Criminal History: Applicant must not have a felony record that was adjudicated guilty or had adjudication withheld for the last 7 years, or any conviction of any length of time for any drug related, sexual related, murder related, arson related crime or any violent crimes against person or property. No misdemeanors within the last 3 years. Current and Previous Landlord References: We will contact your current and past landlords and inquire on any noise problems, timeliness of rent payments, condition of property at move out and if the security deposit was refunded. Eviction/Broken lease: Applicant must not have been evicted or moved out without notice from any residence in the last 5 years. Pet Policy: No pets (with the exception of medically necessary pets) of any kind are permitted without the specific written permission of Shoe Realty & Management, Inc in the lease document. Pet deposits are set and based on the type and weight of each pet. $100 - 15lbs and below $250 – 16lbs and above up to 40lbs The following pets will not be accepted under any circumstances, GERMAN SHEPHERDS, DOBERMANS, PIT BULLS, CHOWS, ROTWEILLERS, STAFFORDSHIRE TERRIERS, PRESA CANARIOS, AKITAS, WOLF HYBRIDS, AND HUSKIES. Failure to disclose pet(s) will result in eviction. Security Deposit: Security deposits are security for faithful performance by the tenants of all the terms, covenants, and conditions of the lease agreements. Tenant shall be liable to Landlord for all damages to the leased premises, reasonable cleaning of, and repair of damages resulting from default by Tenant to the premises upon the expiration or termination of the Lease, ordinary wear and tear excepted. Tenant is not entitled to interest on the security deposit. Tenant may not apply the security deposit to any rent due under the Lease. If Landlord sells or assigns the leased premises, Landlord shall have the right to transfer Tenant’s security deposit to the new owner or assignee to hold under the Lease, and upon so doing Landlord shall be released from all liability to Tenant for return of said security deposit. Upon the termination of the Lease Agreement, and provided Tenant leaves a forwarding address, Landlord shall have 15 days to either return the deposit to Tenant, or send Tenant a Notice of Claim on the deposit, with a schedule of costs and the amount claimed. Unless Tenant objects within 15 days to the deductions, Landlord may deduct the stated amount, and then must return the remainder to Tenant within 30 days from the date of Landlord’s original Notice of Claim. Occupancy Requirements The number of occupants must be in compliance with HUD standards and guidelines for the applied for unit. The standards are as follows: No more than 2 persons may occupy a 1 bedroom, plus 1 No more than 4 persons may occupy a 2 bedroom, plus 1 No more than 6 persons may occupy a 3 bedroom, plus 1 No more than 8 persons may occupy a 4 bedroom, plus 1 Shoe Realty & Management, Inc prohibits the rental of a single family dwelling to more than three (3) unrelated adults. Once you have been notified of your approval, you must place (at a minimum) a holding deposit equal to at least one months rent, within 72 hours of your approval notification. Once approved and payment of the holding deposit is paid your holding deposit is non-refundable. In the event that you fail to enter into the lease agreement or refuse to take position of the property you shall forfeit these funds as liquidated damages. If you do not comply with this requirement, we may rent the home you applied for to someone else, and your application fee is non-refundable. After lease closing, your holding deposit will be transferred as your security deposit. CONTRACT TO LEASE: I do herby make application for occupancy of the following rental unit.
